Manual and Procedures 

We are thrilled that you have chosen our home for your vacation in the beautiful Riverside Heights area of Tampa.  

We hope you have a wonderful time! 

Here is some info to help you with your stay at our beautiful home

 

 Everything you'll need to know for your stay is included in the house manual.

Parking:

Driveway parking available 

 

Check In:

 You will receive an automated access code 24 hours before check-in.

 

If there is a problem with the keypad/code at any time,  please message in the app immediately 

 

Whenever you leave the apartment please lock the door every time. We are not liable for any items missing or stolen.

 

In the event of an emergency call 911 or message us through your booking messaging system.

For non emergencies. Using your booking app is the FASTEST way to get a response

 

If you have any questions, please feel free to message us and will do our very best to accommodate you as soon as possible. If any part of you experience from inquiry/booking to check out if anything less than 5 star service please afford us the opportunity to make it right.

Please Note:

A tiny home is also located on this property. While there are no shared common areas for guests, the driveway is shared to provide access to the tiny home. Guests will need to up the driveway to access the tiny home.

 

WIFI:

There are wifi range extenders placed in the units, please do not unplug as this could limit the wifi usage for your unit and others

A few rules please:

No smoking or vaping inside the property. If the home smells of smoke airbnb/VRBO will be notified and maximum penalties will be applied. Please keep in mind that this can have serious effects for future guests who may suffer with respiratory issues.

No parties. This home is located in a neighborhood and we do not want to upset our neighbors. Please be respectful. We have minut sound monitoring device installed. If decimals are reported as too loud and the issue is not corrected your stay will be terminated immediately. 

No loud noise past 11pm please. That includes in the street and backyard.

 

If there is a fire emergency, call 911. The fire extinguisher is located in the kitchen under the sink

 

A/C and heater:

Please keep the Air conditioner Above 70 degrees

 

TV:

There are TV's in all bedrooms as well as the living room. This property does not have cable TV, however,  the TV’s are smart TV’s with the spectrum tv app for basic local channels. The tv's do have Netflix, Disney +, Hulu etc for you to login with your account. Please remember to log out upon checkout.  Simply press the corresponding button on the remote for unlimited streaming movies and TV shows. 

 

Pets:

If traveling with a pet please clean up after their messes both inside and out. Any stained/ruined items will be charged to the guest. Any dog waste left in the yard will be cleaned and a minimum of $50 will be charged to the guest. We provide compostable dog waste bags free of charge. For "messier" messes there is a garden hose to spray the turf. If you pick up immediately after your dog it makes cleaning a breeze!

 

Pickleball:

Please be sure to return all of the equipment to the lockers. Any missing paddles will be charged to the guest. Please be considerate of our non playing neighbors and don't play after 6pm and before 8 am.

 

Electrical:

If the switches trip or the lights go out, the electrical panel is located on the left hand side of the house behind the fence.

 

Bikes:

There is a locked bike shed at the top of the driveway ( Code:1988) please make sure all bikes are secured after use. Bikes are shared and first come first available.

Groceries and other items:

We provide you a complimentary starter pack to get you started before you get to the store. You will receive a few coffee pods for the Keurig.  Please make sure to unplug it after each use. We will also leave a new dish scrubby, 2 laundry pods , 2 dishwashing pods and some trash bags to get you started.  

 

Guestbook:

We have a guest book in the home. If you would like to sign the guestbook we would love to hear from you. Don't forget to leave us a 5 star review and please note any recommendations in private review. Although we strive for perfection we know that's not always possible. We are always learning and growing and would live to hear your opinions and recommendations. We would LOVE if you would be as kind as to tag us in any of your fun vacay photos on social media. Checkout

Checkout is at 11am sharp.  

The cleaners arrive shortly thereafter in order to get the apartment cleaned before our next guests arrive. 

We apologize in advance but we cannot allow late checkouts at all for this reason 

Please put all the trash into bags (under sink) and take to the trash cans in the driveway 

please note there is a $20 per item fee for any damaged linens/towels

If you have crockery and cutlery, please start the dishwasher before checking out 

 

Please make sure to lock up behind you.
